Drag through the years and watch the house fill with what is yours.

How this tool works

Equity is the home's value less what you owe. The house fills in three layers: your down payment, the principal your payments have paid, and any change in value. What is still owed stays empty. The line beside the house shows your share year by year: solid with the value change, dashed with the down payment and principal alone.

The value change is an assumption you set, not a forecast: values can rise or fall. Set it to 0% to see what the loan alone does.

Equity matters for more than a sale. A cash-out refinance on a home you live in can usually reach up to 80% of its value, and conventional mortgage insurance comes off as the balance falls against the original value (see when mortgage insurance comes off).

To fill it faster, see the extra payment planner or invest or pay down.

Common questions

Is equity the same as cash?

No. Equity is what the home would leave after the loan is paid, before the costs of selling. Turning it into cash takes a sale, a cash-out refinance or a home equity loan or line of credit.

Why does the down payment layer shrink when the value falls?

A lower value comes off the top of what you have put in: the principal first, then the down payment. The loan balance does not change with the value.
